This is just a short note letting you know the positive impact Proform RE has had on our 25 unit apartment building over the past six months. The tenants in our building enjoy the option of paying their rent on line which saves us time in collecting rents and going to the bank to make deposits. Having copies of documents on-line (i.e. Leases, Tenant Handbooks, applications, etc.) for both the tenants and us to view or download copies at any time is a great. The one feature that is invaluable to me is being able to see in a 90 day period which tenant leases are going to expire and how many days to that expiration date.
We know that if or when we decide to sell this building, having the Proform RE service already setup will be an added selling feature for a new buyer.

To Whoever Is Trying To Manage Investment Rental Properties,
I want to take a bit of time to express my great appreciation to Natalie Dustman and her team at Proform Real Estate.
I cannot imagine a situation worse than mine as I was attempting to manage two rental properties in addition to running a business and having a life. The situation I was in was not too big for Natalie, Jyll, Tyler and the others to handle. One property was reasonably fine. The lease was not as it should have been to discourage the tenants from moving out at the absolutely worst time of year.
But that was just the beginning of my problems. For the other property, my own efforts only produced tenants that were continually damaging the property, first with unattended children and pets and then with wild and illegal activity. I learned from the police and neighbors that squad cars were repeatedly visiting the residence. The tenant was posing as the owner and wrongfully subletting. The worst case was a drug raid on the basement sub-tenant's drug business, significantly damaging the home more.
In the end I was even threatened. The ensuing police report revealed to me all the drama I had missed and that the location had been tagged for constant surveillance as the tenants and frequent friends were associated with prison gangs.
All this is testimony to how bad things can get when doing it yourself. Still, it wasn't too big of a challenge for Proform to correct for me.
Professionally, calmly and methodically Proform has taken care of the transition of evicting the bad tenants, restoring the dwelling within my budget, dealing with a beaten-down owner, finding respectable low-risk tenants and restoring the cash flow of my investment. Natalie has repeatedly gone out of her way and skillfully explained the situation, what's going on and what should happen to right the situation.
Very soon the cash flow will be positive again, I won't have to stress over things and won't be pulled away from my livelihood by the predictable trials of property management.
